Planning information, not a quotation

Cost guides and calculator results are general planning estimates. They are not contractor quotations, property valuations, engineering designs, legal advice, financial advice or a guarantee that work can be completed for a stated amount.

Actual project prices vary with specification, property condition, access, location, contractor availability, taxes, regulatory requirements and unforeseen work. Obtain appropriate surveys, professional advice and itemised quotations before committing to significant work or expenditure.

Professional and regulatory decisions

Do not use a calculator as a substitute for a qualified professional where safety, structural design, asbestos, gas, electrical work, planning, building regulations or another regulated matter is involved. Statutory fees and government schemes can change, and the relevant authority should be checked before submission or reliance.

Sources and estimates

We identify dated source records where available and separate source benchmarks from UK Home Costs modelling assumptions. A source can later be revised or superseded. See Sources & Data, Methodology and the Cost Estimate Disclaimer.

You may use the site for ordinary personal or business research. Do not attempt to interfere with site operation, misuse automated access in a way that degrades the service, bypass security controls or present UK Home Costs calculator output as a guaranteed quotation issued by us.
